REAL ESTATE INVESTOR SERVICES
We built this business because the old process was broken — too many hands, too little accountability. Our real estate investor services put acquisition, financing, renovation and exit with one team in DFW. Ask a question once.
HOW IT WORKS
ACQUIRE
Deals that fit your strategy — flip, rental, or long-term hold — found through relationships with sellers, not just the MLS.
FINANCE
Fix & Flip, Bridge, and DSCR loans from our own lending arm. Fast closes, creative structure.
RENOVATE
Contractors we’ve used on our own properties, managed to a scope, a budget, and a timeline.
EXIT
Licensed agents, real marketing, and a plan to sell fast — or refinance and hold for cash flow.
THE FULL PICTURE
Every service above exists because an investor asked us for it. Together they cover the whole life of a deal in Dallas–Fort Worth: finding it, funding it, fixing it, and getting out of it.
Four things, handled by one team: acquisition, financing, renovation, and exit. You bring the strategy — flip, rental, or long-term hold — and we line the pieces up in the right order. Most investors come to us with one piece handled and the other three in limbo. We fill the gaps and keep the deal moving.
Dallas, Fort Worth, Arlington, Irving, Garland, Plano, Mesquite, Grand Prairie, and the smaller markets in between. If a deal sits outside the Metroplex, we will tell you straight — and tell you who to call instead.
No. Plenty of investors use us for the financing only, or the renovation only. The advantage of keeping these real estate investor services under one roof is speed: the lender already knows the scope, and the contractor already knows the budget. Nothing gets re-explained three times.
A first conversation takes about twenty minutes. From there, funding decisions move in days instead of weeks, because the lending arm is ours. Renovation scopes come back inside a week once we have walked the property.
Carlos and Jonathan Flores — two brothers who still walk the properties themselves. Both are licensed in Texas and regulated by the Texas Real Estate Commission, and both have bought, renovated and sold property on their own account. You get their judgment, not a call-center script.
Usually a single-family house between 1,200 and 2,000 square feet, bought under market, renovated to the comps, and either sold inside six months or refinanced into a rental. We model both exits before you sign anything, so you know which one you want before the work starts.
Acquisition and sale are paid through standard real estate commissions, disclosed up front. Loans are priced by program — rate, points and term depend on the deal, the exit and your experience. Renovation is bid by scope, not by guess. You see all three numbers before you commit to anything.
With the numbers. Send us an address, or the three you are deciding between, and we will run the comps, the rehab estimate and the exit math. That first look is free, and it is the fastest way to see how our real estate investor services fit the deal in front of you.
Most investors start with a short conversation. We’ll tell you what we’d do in your shoes.
