FLOS Financial

SERVICES · EXIT

Sell or Refinance.

The exit is where you get paid. Sell or refinance — sell fast for top value, or refinance into long-term debt and hold for cash flow. We plan it from the day you buy.

Agent helping an investor sell or refinance a DFW investment property

Sell it right.

Licensed agents, strategic pricing, real marketing, and skilled negotiation — built to put the right buyer in front of your property quickly. We’ve closed and funded deals in under five days.

Or refinance and hold.

If the property cash-flows, a DSCR refinance through FLOS Financial can pull out your capital and let you keep the asset. We’ll run both options side by side.

PLANNING THE EXIT

Sell or Refinance in Dallas–Fort Worth: How to Choose

Both exits can be right. Which one is right for a particular property usually comes down to four numbers.

Compare what the property would net you today against what it would pay you to keep. Sale price minus commissions, closing costs and taxes on one side; rent minus the new payment, taxes, insurance and vacancy on the other. If the hold does not clear a few hundred dollars a month after everything, selling is usually the cleaner answer.

Licensed agents, real photography, pricing set off current comps rather than hope, and negotiation handled by someone who has sat on both sides of the table. We market the property the way we market our own, because we usually have money in the next one.

A finished rehab priced correctly in DFW typically goes under contract in days, not months. We have closed and funded deals in under five. Speed comes from pricing and presentation, not luck, and both are decided before the listing goes live.

A DSCR refinance through FLOS Financial qualifies the property on its own rent, not your tax returns. That matters most for investors with several properties, where conventional underwriting starts counting against you exactly when you are doing well.

A lease or a market rent analysis, the insurance binder, the title work, and a property that appraises where we expect. We run the debt service coverage ratio before you apply, so you know whether it clears before anyone pulls credit.

On a sale: commissions, title and closing costs, and any repairs negotiated after inspection. On a refinance: appraisal, title, origination and prepaid escrows. The Consumer Financial Protection Bureau publishes plain-English explanations of each closing cost if you want a second source.

That is what most investors end up doing — sell the ones that will not cash-flow, refinance the ones that will, and recycle the proceeds into the next acquisition. We will go property by property with you and mark each one sell or refinance.

Before the rehab is finished. Choosing the exit early changes the scope: a property headed for a sale gets finishes a buyer will pay for, and a property headed for a rental gets surfaces that survive tenants. Deciding at the end costs money twice.

Then we run the numbers again. Rates, rents and comps all move, and the right answer can flip with them. Checking back in takes twenty minutes, and it is a lot cheaper than committing to the wrong exit for the next five years.
