ABOUT THESE PROJECTS

What You Are Looking At: DFW Flips and Rehabs

Photos are easy to fake and hard to explain. Here is the context behind the ones above.

Single-family houses, mostly between 1,100 and 2,200 square feet, bought under market and brought back to what the neighborhood actually sells for. A few rentals that were turned over for a new tenant, and a few closings where we represented the investor rather than owning the property ourselves.

A cosmetic refresh runs two to four weeks. A full rehab with mechanical work — roof, HVAC, electrical, plumbing — runs eight to fourteen weeks depending on permits and material lead times. The DFW flips and rehabs that take longer usually ran into something behind a wall that nobody could see at the walkthrough.

Dallas, Fort Worth, Arlington, Irving, Garland, Mesquite, Grand Prairie and Plano, plus the smaller cities in between. We work where we know the streets well enough to price a finish level correctly, because the same kitchen can be an upgrade on one block and wasted money two miles away.

Most were not. They came from seller relationships, wholesalers we have closed with before, and owners who wanted out without thirty showings and a sign in the yard. That is where the margin on most of these DFW flips and rehabs came from in the first place.

The same crews we send to our clients. Every trade on our list has finished work we paid for ourselves, which is the only reference we trust. Jonathan ran the scopes and the schedules; Carlos ran the money and the exits.

Through FLOS Financial, our own lending arm — short-term fix and flip loans with the rehab drawn in stages, or a DSCR loan when the plan was to keep the property and rent it. Owning the lending side is why the timelines in these photos look the way they do.

Some sold inside a week of listing. Some were refinanced and are still in the rental portfolio today. The exit was decided before the rehab started, because that decision changes the finishes, the holding costs and the final number on the settlement statement.

That is the idea. Bring us an address or a budget and we will tell you honestly whether it belongs on this page. Both brothers are licensed through the Texas Real Estate Commission, and the first look at your numbers costs nothing.

Whenever a project wraps. The fastest place to see work in progress is our social feed, where demo day, framing and the final walkthrough usually show up weeks before they land here. If you want to watch a rehab unfold in order rather than as a finished photo, follow along there.

Partly. The process transfers — the comps, the scope written to the after-repair value, the staged draws, the planned exit. The returns do not, because every property has its own basis, its own rehab and its own block. Use these DFW flips and rehabs as a picture of how the work gets done, then let us run your actual numbers first.
